  1. What is a FAQ?
    • FAQ stands for Frequently Asked Questions. As more of your questions are sent in, we will compile a list of the most frequently asked questions here.

  2. Who is DNI Properties?
    • DNI Properties is our community association management company. DNI was selected by the community board and provides accounting, property management, and maintenance services. More information about DNI is available here.

  4. Indentures: What are Indentures?
    • Indentures are the governing documents of our community. They define the duties and responsibilities assumed by our subdivision, the reponsibilities of homeowners, and the procedures and regulations that govern our community association. Please visit the "Our Indentures" page to learn more.

  5. Indentures: How can I get a copy of our Indentures?
    • A link to an unofficial read-only copy of our indentures is located on the "Our Indentures" page. However, because indentures are legal documents, they aren't available for electronic download.
      Hard copies made from the original indenture documents filed with the County are available from DNI Properties. Please visit the "Ask DNI" page to order a copy.

  6. Assessments: Why do I have to pay assessments?
    • Every homeowner is a member of the community association as a condition of purchasing their property. As a homeowner and member of the community association, every property owner has a fiduciary responsibility to pay assessment fees as required by the indentures of the community. The assessment fees are used for the purposes prescribed by the indentures. Some of these uses are common area and facility maintenance and repair, irrigation, insurance, and snow removal.

  7. Assessments: The community association recently raised assessments. How can the Trustees do that?
    • Indentures generally allow the Trustees to increase the assessment fees based on the budget and projected needs of the community. The indentures generally make it a responsibility of the trustees to determine the needs of the community and set assessments accordingly. The trustees are elected by the homeowners of the community.

  8. Assessments: What happens if a homeowner does not pay their assessment?
    • The Board of Trustees sets the community association budget in reliance on all property owners paying their assessments. If one or more homeowners fail to pay their assessments, budget shorfalls will result and the community association may not be able to fulfill its obligations and responsibilities to the community. If a homeowner does not pay an assessment on the date it is due, late payment fees are imposed, and a series of late notices are sent. In extreme cases, the Board of Trustees is empowered to file a lien on the property of a homeowner who has defaulted on their assessment payments.

  10. Architectural Control: What happens if my request is not approved?
    • If your request is denied, it is normally because it is in conflict with the architectural requirements in the indentures or the standards established by the community. You will be provided with the specific reasons your request was not approved. If this occurs, you may be allowed modify your request to meet the requirements of the community and re-submit your request for another review and approval.

  11. Architectural Control: What happens if I make a change to my property that is not in compliance with community standards?
    • If a homeowner does not follow the architectural control procedures of the community, and a property modification is not compliant with community standards, the Board of Trustees may request removal or alteration to bring the property into compliance. For this reason, it is always advisable to submit a request for architectural review of any planned changes well before any work commences.
